The Selling Process

Selling your property is no small job. It's important to work with an agent you can trust to get the job done right so you get the most money back and the least hassle. We know what makes your home sell: How it's priced, how it shows, and how it's marketed.

When you choose to work with us, you can rest assured that we are using the best tools and technology to sell your property for the most amount of money in the least amount of time. We pride ourselves on transparency and communication throughout the entire process, so you can relax knowing every detail is taken care of. We custom tailor property marketing strategies to target where buyers are looking - both online and in person. Plus, we pay for high-quality photography and content.

Meet with an Agent

When you meet with us, we'll get to know you to understand your wants and needs. We will explain the process to you so you know what to expect. We will provide you with comparable property data to show you how much to list the property for and how long it should take to sell. We will also show you the marketing strategy we use to market your listing and manage the whole transaction. You will never feel left in the dark when you work with our team - we keep you in the loop so you know what's going on every step of the way.

Pricing Your Home

The right price for your property is not determined by any agent or seller - it's determined by current market conditions. We research up-to-date MLS data to select 5 active, 5 pending, and 5 sold properties that are comparable to your home. Combined with our in-depth knowledge of market statistics, this method assures we market your property correctly so that your listing sells when you want for the price you deserve.

Photographs, Virtual Tours, 3D Walkthroughs, and Videos

Today's home buyers tell their agents which homes they want to see - usually judging by poor quality photos. It is absolutely vital that your online listing has high-impact photos to make a good first impression and create a desire to see more. We make it our goal to grow our social media channels like YouTube, in order to better serve our clients.

Internet Marketing

We understand the power of social media, so we know that the more places your property is marketed, the more buyers see your property, the faster it will sell. We will market your listing in multiple places, including our MLS, website, home search portals, search engines, and social media sites.

Open Houses

We understand that open houses are a great opportunity to get exposure for your home. We will help you prepare your home for the open house. This gives us access to buyers and their agents face-to-face and allows us to negotiate a deal.

Under Contract

Once your home is under contract, we will be in constant communication with the buyer's agent while they are scheduling inspections, appraisals, and everything else the buyer needs to do to move forward. We will keep you in the loop so you are aware of what's going on behind the scenes. If there is anything we need from you, we ask that you please provide it in a timely manner so we can stay on track with the sale of your home. We will be in constant contact with you and the title company while we all work together to get your home sold!

Once a buyer makes an offer on your home, they will likely request an inspection. As the seller, you have the option to accept or reject any requests made by the buyer. If you accept, an inspector will come to your property to look for any issues that may affect the value of your home. These issues may include things like a leaky roof, faulty electrical systems, or plumbing problems.

As the seller, you can prepare for the inspection by making sure your home is clean and tidy, and that all systems are in good working order. This can help prevent any surprises during the inspection process.

When you receive an offer on your home, the buyer's lender may require an appraisal to determine the value of the property. If the appraised value comes in lower than the list price, it can affect the sale. We'll work with the appraiser to ensure a fair appraisal and guide you through any necessary negotiations.

Closing Day

Closing day is the day when the sale of your home is finalized. As a seller, you will need to bring any necessary documents, such as the deed and keys to the property, to the closing. You will also need to sign a variety of documents, including the settlement statement, which outlines all the fees and charges associated with the sale of the property.

Once all the documents are signed, and the buyer's lender has funded the transaction, the sale is complete. At this point, you will receive the proceeds from the sale of your home, minus any outstanding mortgage or fees. As your agent, we will be with you every step of the way to ensure that the closing process goes smoothly and to answer any questions you may have.

Closing day can be a busy and exciting day, and we will be there to make sure everything runs smoothly so you can focus on the next chapter in your life.

Even after we help you sell your home, we will keep in touch with you because we value our clients!
